Two lease records need review before month end.

One vacant unit needs listing and pricing attention.

Five maintenance tickets remain open. One is marked urgent.

From fragments to focus

Your portfolio speaks in fragments.

Five places to check. No shared current state.

We turn it into the next action.

The hidden admin problem

The portfolio outgrew one person’s memory.

A repair update sits in a message. Expected rent is in a spreadsheet. The explanation an owner needs is somewhere between the two. Konstrukt brings the command centre, maintenance queue, portfolio ledger and KAI into one operating truth.

01

Current state

See what is true now.

See active properties, tenants, rent status, open maintenance and current portfolio signals from one command centre.

Portfolio state visible
02

Next action

Keep responsibility visible.

Tie each maintenance ticket to its property, status, priority, category, due date and cost exposure.

Priority queue current
03

Recorded answer

Respond with context intact.

Use the ledger, rent roll, arrears, property P&L and KAI context to answer from the same operating record.

Portfolio context ready
Built around the operating record

Three high-friction workflows. One portfolio context.

The maintenance queue, financial ledger and KAI do not tell separate stories. Each view works from the property, tenant, ticket and financial context already held in Konstrukt.

01Maintenance workflow

Track the issue all the way to resolution.

Track issues, responsibilities, due dates and repair-cost exposure in one ticket view. Every item stays tied to the relevant property, with its current status, priority and category visible.

  • See status, priority and category at a glance
  • Keep the property and issue context together
  • Track responsibility, due date and estimated cost
  • Open the full ticket and preserve its history

02Ledger and owner reporting

Know what is expected, received and still outstanding.

Use one ZAR-native portfolio ledger for expected rent, recorded receipts, recoveries, outstanding amounts and expenses—then move from the overview into the rent roll, arrears, property P&L and statements.

  • Expected rent, recorded receipts and outstanding amounts
  • Recoveries, expenses, net profit and margin
  • Rent Roll, Arrears, Expenses, Property P&L and Statements
  • Operational reporting—not rent collection or trust accounting

03KAI · confirmation-first

Turn portfolio context into a prioritised next step.

KAI provides analysis, operational context and confirmation-first drafts from the portfolio records available to the signed-in user. It can rank open work and explain why something matters without taking uncontrolled action.

  • Prioritise maintenance and portfolio attention areas
  • Explain the operational and financial context
  • Keep conversation history available for review
  • No messages sent or records changed without confirmation

Straight answers to the important questions.

Who is Konstrukt for?+

Konstrukt is designed first for South African long-term rental operators and small property teams managing a growing portfolio—especially teams managing roughly 10–50 units. Serious self-managing landlords are a secondary fit.

How does early-adopter pricing work?+

Joining the waitlist is free and requires no payment details. Everyone who joins is eligible for a 30-day free trial when their workspace is activated and, if they continue, 50% off the standard monthly base-plan price for their first 12 paid months. Joining does not guarantee a particular activation date.

Does Konstrukt collect rent or provide trust accounting?+

No. Konstrukt currently records operational financial activity and provides operational reporting. It does not collect or reconcile rental payments and does not provide trust accounting.

How does KAI use property data?+

KAI answers from bounded portfolio records available to the signed-in user. It supports operational understanding and drafting; it does not take uncontrolled actions.

Is Konstrukt available now?+

Konstrukt is currently accepting early-adopter applications. Joining is free and records your interest, but it does not start the 30-day trial or guarantee an access date.
